For Residential Real Estate Transactions
Our professional fee for residential real estate transaction matters as follows;
- Sale: $799 + HST and disbursements
- Purchase (up to $1 Million): $999 + HST and disbursements— (for each mortgage additional sum of $99 +HST)
- Purchase (in excess of $1 Million): $1299 + HST and disbursements— (for each mortgage additional sum of $99 +HST)
- Review of Builder agreement additional sum of $200+HST (charged with closing)
- For New Home Interim Closing $400 +HST
- Refinance: $999 + HST and disbursements
Our professional services include the following tasks and steps to be taken by our firm:
- Review of Agreement of Purchase and Sale, due diligence reviews with respect to the title of the property, writ searches, and review of title insurance documents.
- Drafting and registration of all closing documentation including but not limited to title transfer documents, charge/mortgage documents, and all relevant undertaking, directions, agreements and affidavits as required under the law.
- Effective communication throughout the transaction life cycle with mobile signing and in person signing appointments.
- Providing a complete set of the transaction documents via email and hard copy.
For Commercial Real Estate transactions:
Our firm provides the following services with regards to commercial real estate transactions:
- Commercial real estate sales and purchases;
- Commercial leasing;
- Sale and purchase of business
Our charges vary for each transaction depending on complexity, searches involved, and the total value of the transaction since our solicitor insurance charges are involved.
For basic sale and purchase of commercial condominiums, our charges are as follows:
- Sale of commercial condominium up to $1 Million—Legal Fee $1,400 + HST and disbursements
- Purchase of commercial condominium up to $ 1 Million—Legal Fee $1,800 +HST and disbursements
- For sale and purchase transactions of more than $ 1 Million, we shall provide a competitive fee quote for each transaction.
For commercial leasing matters, our charges are as follows:
- Advising on lease, sub-lease, assignment or renewal of commercial lease—Legal Fee of $1,200 + HST and disbursements for preparing first draft. Subsequent negotiations are charged on discounted hourly basis of $200.00 per hour.
For sale and purchase of business, our charges are as follows:
- In event of sale of business through sale of shares of value upto $ 1 Million--$1,800 + HST and disbursements
- In event of sale of assets of business of upto $ 1 Million--$2,600 + HST and disbursements
- For transactions above $ 1million, we shall provide a competitive fee quote for each transaction.
Disbursements & Third-Party Costs
With respect to disbursements and third-party costs, a brief overview of the same is as follows;
- Land Transfer Tax: we shall provide your client with the exact amounts due as LTT and MLTTT (where applicable) 2 weeks before closing for arrangement of funds.
- Title Insurance: Our firm utilizes three companies for title insurance coverage and obtain coverage from the most cost effective one with invoice provided to your client.
- Registration Cost: There is a $78.79 cost per transfer or mortgage that has to be paid as part of disbursements.
- Other costs: Depending on the nature of the transaction, there are title searches, writ searches, bank charges, wire charges, software charges, and other miscellaneous expenses that are incurred in completing a transaction. Our firm charges on actual basis. A final invoice of legal fee and disbursements is shared 2 weeks before closing in order to inform the client of the disbursement costs for a particular transaction.
